Community Notice - Unauthorized Vehicle Activity

Dear Mayberry Metropolitan District No. 1 Residents,

Mayberry Metropolitan District No. 1 (the “District”) is notifying residents of unauthorized vehicle activity in and around the new stormwater detention pond and associated stormwater conveyance ditches located south and east of the current housing community.  This activity occurred during the evening hours of October 25 and 26, 2026.

Security camera footage confirms a vehicle engaging in drifting and “donut” maneuvers, and a subsequent inspection identified extensive tire tracks, including vehicle travel through a stormwater drainage swale. Although no significant damage was identified, this activity poses risks to the District's stormwater infrastructure, drainage improvements, and public safety.

The El Paso County Sheriff's Office has been notified, and a trespassing/vandalism case has been opened for investigation.

Request for Community Assistance:

The District asks residents to help monitor and report unauthorized vehicle activity throughout the Mayberry property.  Only authorized motorized vehicles may be used outside of the paved roadways.  If you observe suspicious activity, please report the date, time, location, vehicle description, and any available photographs or security footage to the District. Residents should not confront individuals involved.  If you are aware of the recent activities, please contact the District with that information so that we can investigate accordingly.

Financial Impact to Homeowners:

Damage to District-owned stormwater facilities may result in costly repairs. These expenses are ultimately borne by the District and, consequently, its homeowners through District taxes and other revenues, unless costs can be recovered from those responsible.

Unauthorized recreational driving on Mayberry and/or District property is prohibited. Individuals identified engaging in such activity may be referred to law enforcement and held responsible for resulting damages.

We appreciate your assistance in protecting our community's infrastructure and avoiding unnecessary expenses to homeowners.

Sincerely,

The District Management Team
