Community Amenities Update
Dear Mayberry Homeowners,
I want to provide an update on the status of our community amenities.
In early 2025 we expected roughly $14 million in bond proceeds that would have allowed amenity construction to begin that spring/summer. Shortly before closing, the bond offering was delayed and ultimately reduced by about half due to issues unrelated to Mayberry. We accepted the reduced funds and immediately began pursuing alternative financing for the remaining amenities (primarily Griffith Square at the entrance to Mayberry).
With the bond proceeds we did receive, we have completed:
- Garden Park
- Highway 94 Berm/Trail
- Atchison Park
- Highway 94 widening (CDOT Required)
- Storm Water Management Systems (State and County Required)
The highway and storm projects, although not exciting, are very expensive and were required by CDOT and the State and County and were necessary to keep our community moving forward.
Funding for Griffith Square, our main entrance park, has not yet been secured. We continue to work on this daily and remain focused on closing the remaining financing gap. The primary challenges cited by lenders have been slower sales and economic uncertainty. An explanation of the bond funds is shown below:
We recognize that more regular communication would have been helpful over the past year, and we are committed to providing clearer, more frequent updates and community engagement going forward.
